Discover a new era in simplifying access to housing with Simplex Urbanistic. In force since the beginning of 2024, Decree-Law no. 10/2024, of January 8, marks a significant change in the urban landscape, spatial planning and industry. This decree-law, rooted in the government program of Simplex, seeks to simplify and modernize the processes involved in the purchase and sale of real estate, making access to housing easier and more agile.

With a total of 26 new measures, most of which have been in force since March 4, 2024, Simplex Urbanístico brings a series of innovations. One of the most striking changes is the exemption from licenses in certain specific circumstances. Now, cases such as increasing the number of floors without expansion of the structure, interior works that do not affect structural stability, among others, are exempt from bureaucratic procedures.

In addition, the deadlines for decisions by city councils have been clarified, and a tacit deferral regime has been introduced for building permits. Now, if decisions are not made within the set deadlines, private individuals can proceed with their projects.

The creation of the Electronic Platform for Urban Procedures is another important milestone. This platform will provide online requests, consultation of processes and deadlines, receipt of electronic notifications, among other features, making the process more efficient and transparent.

Simplex Urbanístico also simplifies the purchase and sale of real estate, eliminating certain requirements at the time of signing the contract, such as the display of the housing technical file and the authorization of use.

In addition, the process of reclassifying land and buildings has also been simplified, allowing the conversion of rustic to urban land and enabling the reclassification of commercial buildings for residential purposes.
